What Difference is there between a Property Finder and an Estate Agent?

There are many estate agents in the Javea and Moraira areas and you will find that many properties feature in most estate agents windows.  Estate agents act on behalf of the vendor and try to achieve the best possible price for them.  We as property finders have no conflict of interest and we work closely with the reputable estate agents in these areas but we are acting solely for you, the buyer so we are able to find you the right property from a huge selection.  We are able to give you honest advice and negotiate the best deal possible on your behalf.  We have saved past clients a lot of time by selecting properties that exactly meet their criteria.  We have also saved them several thousands by negotiating great deals.

Is now the best time to purchase a property?

It is well known that the property market in Spain has suffered over recent years with some areas in Spain seeing their properties decrease in value by up to 48%. Property agents are now reporting that there has been a steady increase in sales over the past year and that confidence is returning to the market.

The property market is continuing to grow in the most popular areas of Spain and investors are returning to take advantage – snapping up property bargains knowing that they will get a good return on their investment.

The Spanish Parliament has also played a key role in restoring the property market by passing a new law that is aimed at encouraging non European Union investors to invest in the Spanish property market. The law grants residency to non European Union Nationals as long as they are spending €500,000 or more in property. This has shown a huge amount of interest from nationals from countries such as Russia, USA and China.

The area of Costa Blanca North with its beautiful coastline has attracted business from a lot of nationalities and modern, new build properties that are sea front or have sea views are the most popular sought after product. In the areas of Javea and Moraira it has been difficult to keep up with the demand for such products.

It still remains a buyer´s market with sellers increasingly having to be open to negotiation on asking prices. Most serious investors focus on the location and the quality as this will give them the best return on their investment. The return of international clients is the main reason why the market is now on its way to full recovery. The future is now looking positive and properties at the lower end of the market are becoming hard to find.

What Does Your Service Cost Me?

Our service is completely free to you, the buyer.  All we ask is that you are genuine and serious about purchasing as we will spend many hours on your behalf searching for properties that are right for you to consider.

Are there any Official Documents I Need Prior to Purchasing a Property in Spain?

You will need to obtain a NIE number, sometimes referred to as a NIF number. This is an identity number for Foreigners (Número de Identificación de Extranjeros).   This can be quite an ordeal but we are able to provide the service of obtaining your number requiring you to attend for a minimum time thus avoiding all the queuing and then collecting your paperwork on your behalf.  Please contact us for further information.

If you want to obtain the numbers yourself you will need to go to Denia Police Station and queue on a Friday morning to get a number (you will need to have a copy of your Passport available). You will then be given an allocated slot (usually the following week) where you attend with a completed form and 2 photocopies + a couple of passport size photos and your original passports for proof of your identity.  It is advisable to apply for your NIE number as soon as you decide to start looking for a property.

What Additional Costs are Incurred on Purchasing a Property?

Costs involved on the purchase of your property are 10% Stamp Duty I.V.A. (VAT) on whatever is shown on your Escritura (Title Deeds).  Then you will pay a 1% Notary fee and a 1% Registry fee + approximately 1% for Legal representation.  If you allow 12% on top of the declared value of the property this will cover all costs involved.

What Advantages are there to Using Your Service?

We have years of experience and knowledge and after discussing with you what is important we will be able to select properties in areas that fully meet your criteria.  This can only save you time and money.  You can then be assured that when you visit the area to view the properties that they will be relevant to what you are looking for.  We act solely for you and can therefore negotiate hard to get you your perfect property at the right price.

Also, take into account, when purchasing with a mortgage, that most banks charge a 1% opening fee and you will then be required to cover costs for registry and notary.  This could, in effect, be another 3% on top of the declared value.

After Sales Service

We do not leave you once you have completed on the purchase of your property.  Our after sales service is second to none and free of charge.  Should you have any problems, questions or need any recommendations we are able to assist.  We have years of experience and can recommend various services and advise you on not only the best service but the most competitive in price.

We can also recommend holiday rental companies should you decide you would like to earn income from your property.
